Spanish Abode
While my first clients were in escrow another house came on the market a few doors down. They loved the neighbors at their rental so told them about the property.
We went and looked at the house and it was good, but not perfect for them. However, it got them dreaming and opened the door of possibility.
Being that I was a new agent they felt nervous about working with me - totally understandable! However after 6 weeks, I had gotten two more clients into escrow, and they had lost out putting offers on multiple houses with another agent.
They reached out asking what they should be doing differently. I wasn't too sure since I didn't know what the agent was doing but I sent them over some houses to look at. I told them it was fine if they wanted to put in an offer with the other agent but I would be happy to show them houses.
One afternoon we looked at 3 houses and found it - a beautiful Spanish Abode in a neighborhood they used to live in before kids.
It had been sitting on the market slightly too long and I realized why - the price was listed $5,000 above the 1.25 mark making it unsearchable for anyone looking to spend under 1.25
