I fell in love with this house when hunting for a client's future home. It was sitting on the market for way too long and it was obvious why - the photos were terrible, it was priced wrong, and the agent had done nothing to make the property look attractive.
It was a prime example of a realtor doing the bare minimum. I felt bad for the house. It was obviously a special family home with details that showed how loved it was.
After 90 days on the market the listing expired. I realized this while scrolling real estate apps on the way back from a family trip in Palm Springs. The path forward became clear. I had to get home, make a listing presentation, and deliver it to the homeowner as soon as possible. And so I did.
Two weeks later I had my first listing! I was thrilled. We began painting the interior white, deep cleaning, and staging. We went back on market, had 6 open houses with over 300 people, and received 6 offers.
The large lot and dreamy location appealed to many people, particularly investors with all-cash offers who could put in an ADU or multi-unit building. However, after weighing all the pros and cons my client chose to gamble on two teachers that had removed their inspection contingency - that wanted to slowly repair it and make it their forever home.
